The proposal consists on the renovation of the office building at 31 Madroños Street, while the existing laboratories at no. 33 is proposed to be replaced, as this is considered more optimal, being unsuitable for residential use.
The proposed new building is aligned with Liceo Street to the Northeast, thus allowing for larger exterior spaces, located in the area with the best sunlight.
A 5-storey building plus attic is proposed, adjusted to the heights of the new buildings recently constructed in the immediate vicinity.
All homes in the new building have cross ventilation, with the nighttime areas (bedrooms) facing north and the daytime areas (living-dining-kitchen) facing south.
Generously sized rooms are proposed, with the toilets and bathrooms arranged between the night and daytime areas to avoid noise interference.
South-oriented large green spaces are created, with swimming pools and a paddle tennis court, in addition to communal rooms, a gym, and an indoor swimming pool.
All homes have a storage room and at least two parking spaces.
