The project aims to host a space of co-living in which people can rent studios, one or two bedrooms dwellings, with areas varying between 40 and 75 m², including a wide range of common areas as well.
This model of rental housing gives response to a change in the market, in which undifferentiated housing, where the tenant adapts, has been left behind and moves towards specific typologies, in which multiple factors are contemplated to meet more specific demands. The user of these spaces is looking for a collaborative, highly digitalized and dynamic environment. In order to respond to these needs, it is necessary, therefore, a change in the management of the property, with more personalised, professionalised services, accessible 24 hours a day.
According to the Planning Authority Ordinances, the transfer of buildability to the west corner of the plot is allowed, thus increasing the number of heights in that area. This makes it possible to offer large outdoor areas for common use in the upper part of the building, with views over the wider townscape.
The massing fills the plot on the lower level, which is destined to the co-working spaces. On the upper floors, the massing of the building acts as a plynth for the top section. The penthouse accommodates the common areas of the residential use and is visually diferentiated from lower levels.
The vertical circulations are resolved by two cores. Two lightwells, sized well above the regulation's requirements in order to substantially improve the quality of the dwellings, are interspersed with the cores. Very deep dwellings are avoided, resulting in rational and easily distributed units. The ground floor can be used as a single space, giving versatility for tertiary use.
